Introduction
Tower 50 (formerly the Golden Bridge Building) was a mixed-use building located in Chungjeong-ro, Seodaemun-gu, completed in 1987. In 2021, Eden Private Equity acquired the office and neighborhood living portions of the building and initiated remodeling. With Heerim CM, Heerim provided DCM service for this project. Originally, the building had outdated appearance which gave negative impression, and interior spaces suffered from poor space utilization due to inefficient circulation and layout. To address these issues, glass curtain walls and metal frames were applied to the front and rear facades, giving the building a modern and refined look. On the side elevations, red terracotta panels were used to create a design that harmonizes with the surrounding neighborhood context. The exterior of the upper-floor residential units was also improved in a cohesive manner, enhancing the overall value of the building. For the interior space, the layout was reorganized to suit a contemporary office environment, and ceiling height was increased to become a prime office. Also, elevators and parking facilities were fully remodeled to offer convenience and comfort. This project was designed for 10months, with architectural review and permits completed in 2022. The site had complex regulatory conditions, such as redevelopment zones, educational environmental protection zones, and a railway protection district. However, despite the challenges, Heerim worked proactively with the permitting authority to move the project without altering the existing floor area or shared ownership ratio to shorten the design timeline. During construction, Heerim faced multiple constraints of residents remaining in the building, VE and design modifications due to const overruns, and difference between actual site and original blueprints. Design, construction, and supervision teams have closely collaborated to bring completion in March 2025.
