- Introduction
- Located in Wonmi-gu, Bucheon City, Sambo Techno Tower is a knowledge industry center which is about 10 minutes distant from Chunui Station that connects to Gangnam. The building is designed and constructed on the scale of about 8 times of Bucheon Sports Complex Main stadium and 1.4 times of COEX mall. Heerim won the design competition on 2013 however, based on the abolition of setback regulation from road width in April 2015, the gross floor area has been expanded to meet the changed business conditions. Compared to the design competition proposal where simultaneous development of the first and second stages was pursued, the project scope of newly development has been reduced to the only first stage site to minimize the development risk and set up step-by-step development strategy that can respond to changes in the development environment around the site in the future. Moreover, the district unit plan was applied to suggest reasonable ways to increase the asset value of the project site by rearranging and improving the physical elements of the underdeveloped place of the site. In the architectural planning, the deficiencies of the nearby Knowledge Industry Center were surveyed and improvements faithfully reflected on the plan. As a result, an optimal work environment for the Knowledge Industry Center was provided by actively grasping the needs of local consumer such as securing a parking space twice as large as the legal-size, Door to Door Drive-in System which a freight car can be entered in front of the space, loading decks and hoists for cargo handling and logistics, installation of freight elevators capable of moving up to 3 to 5 tons, providing small module configuration considering small companies, increase of space utilization by securing the maximum floor height of 5.5~6.2m, applying the best floor loading capacity in Korea, comfortable and panoramic view of 117m above ground with 27 floors high and the space configuration with 3-sided balconies. As a result of constant efforts to create new icons for Bucheon from the beginning to the completion in April 2018, with overwhelming scale and elegant design, the building obtained a positive response in the local community and gradually became a new landmark in Bucheon.
